A Floor That Can Take a Houston Summer
Around Houston, epoxy flooring must cope with two things most coating labels never mention: air that stays wet and ground that moves. Bush Intercontinental averages 106.5 days a year at 90F or above, and summer mornings often sit above 90% relative humidity. A garage floor here spends months in a warm, damp box. We plan every coating around that, from the primer we pick to the hour of the day we roll it.
Why humidity changes the install
Resin does not care how nice the floor looks. It cares about the dew point. When warm, moist air meets a slab that is cooler than the air, a thin film of water can form on the surface, and coatings laid over that film can blush or lose grip. On Houston jobs we read the slab's surface temperature and weigh it against the dew point before mixing anything, and we often start early or late in the day to stay inside a safe window.
Clay that swells and shrinks
Wikipedia describes the city as sitting on low-permeability clay-silt prairie soils over clays and poorly cemented sands, and the region has more than 150 mapped surface faults. Soil like that swells when wet and shrinks in drought, so hairline cracks in garage slabs are common. We grind, open up and fill cracks before coating. A coating cannot stop a slab from moving, and we will tell you if a crack looks active rather than cosmetic.
Polyaspartic for fast turnarounds
Many Houston households only have the weekend. A polyaspartic topcoat cures far faster than standard epoxy, which can mean walking on the floor the same evening and parking a day or two later, with the system and the weather setting the exact time. It also holds its color better under sun that pours through an open garage door. We will explain where a full epoxy base still makes sense.
Work floors for a working city
The Port of Houston ranks first in the country for international waterborne tonnage, refineries line the Ship Channel, and the Texas Medical Center employs more than 120,000 people. That means warehouses, service bays, clinics and labs, each with its own needs. We build commercial floors with thicker coats, chemical-resistant topcoats and slip texture where workers walk wet, and we can phase the job so a business keeps running.
No zoning, lots of covenants
Houston is the largest U.S. city without formal zoning, so many neighborhoods rely on deed restrictions instead. If your subdivision has rules about visible garage work or contractor hours, let us know when you book the estimate and we will schedule around them.
Houston Conditions That Shape a Floor
- Long hot season. Bush Intercontinental records 90F or higher on an average of 106.5 days a year, with about 4.6 days at 100F or more.
- Very humid air. Average annual relative humidity is 74.7%, and summer mornings average over 90%.
- Clay soil and faults. The city sits on low-permeability clay-silt prairie soils, and the area has over 150 known surface faults.
- Heavy rain history. Hurricane Harvey dropped over 50 inches of rain on parts of the city in 2017, and Allison brought up to 40 inches in 2001.

Houston Questions
Will Houston humidity ruin a new epoxy garage floor?
Not if the install is timed right. The risk comes during application, if the slab is cool enough for moisture to form on it. We measure slab temperature and dew point on site and only coat when the numbers allow it.
My garage slab has cracks from the clay soil. Can it still be coated?
Usually, yes. Hairline and settled cracks get ground out and filled before any base coat goes down. A crack that is still moving gets noted in writing, because no coating can hold a slab together.
Can you coat a warehouse or clinic floor in Houston without shutting us down?
Often. We can split a commercial floor into sections, work nights or weekends, and choose fast-curing coats so each area returns to service sooner.
Is polyaspartic or epoxy better for a Houston garage?
Each has a place. Epoxy builds thickness and fills small flaws well, while polyaspartic cures fast and resists UV. Plenty of Houston garages end up with epoxy underneath and polyaspartic as the top layer, and we will explain the tradeoffs during the estimate.
