After the Bayou, a Better Floor

In Jersey Village, epoxy flooring tends to be one chapter in a bigger story about water. White Oak Bayou flooded the city in 1998, 2001, 2002 and 2016, and during the April 2016 Tax Day flood more than 230 structures took on water, according to the city's flood recovery plan. Since then, many homes have been elevated with FEMA help, and some have been torn down and rebuilt. Each of those projects leaves a garage that could use a fresh floor.

Elevated homes, new garage slabs

The city identified about 60 candidate homes for elevation, finished 18 by December 2021 and four more on Jersey Drive by November 2021. When a house is lifted, the garage slab may be new, patched or reshaped. New concrete needs time to cure. Old and new pours meet at joints that need careful filling. We test and prep both before coating.

Slabs from the founding years

Clark Henry's 1,236-acre Jersey cattle dairy became a neighborhood in 1954, and the first family moved in that October. Some garages here date back nearly that far. Older slabs may carry cracks, old paint and decades of oil. Grinding, crack repair and moisture testing come first, and the written quote shows what your floor needs.

Why a sealed floor helps here

A coating will not keep floodwater out. It does keep mud, silt and stains from soaking into the concrete, which turns cleanup into hosing and scrubbing. For homes close to the bayou, that is often the most practical reason to coat.

Drainage work around town

The city built a stormwater berm at the golf course, finished in April 2022, and Harris County is widening White Oak Bayou through town. Those projects lower flood risk but do not remove it. We still treat every slab as one that may meet water someday.

Jersey Village Flood and Housing Notes

  • Repeat bayou floods. White Oak Bayou caused major flooding in 1998, 2001, 2002 and 2016; over 230 structures flooded on Tax Day 2016.
  • Home elevations. The city's plan named about 60 candidate homes, and 18 FEMA-funded elevations were completed by December 2021.
  • Golf course berm. A stormwater berm at the golf course, finished in April 2022, was modeled to hold every storm but the 500-year event.
  • Founded in 1954. Development began in 1954 on Clark Henry's 1,236-acre Jersey cattle dairy, and the city incorporated in 1956.

Jersey Village Questions

Our Jersey Village home was elevated. Can the new garage slab be coated right away?

Not right away. Fresh concrete has to cure and dry out first. We test the slab and let you know once it is ready.

Does a coated floor make flood cleanup easier?

Yes. Silt and water stains sit on top of the coating rather than soaking into concrete, so you can hose and scrub the floor clean.

Our garage is from the 1950s. Is it too old for epoxy?

Usually not. Older slabs often call for extra grinding and crack repair, plus a moisture test, but many coat well.

Can you join an old slab and a new pour under one coating?

Yes. We fill and level the joint, then coat both sections so the floor looks like one surface.
